WELD CONSIDERING LARGEST DEVELOPMENT EVER PROPOSED
Weld County officials are processing a proposed development on 5073 acres that includes 9455 residential units and 200,000SF of commercial space. The project, "Pioneer Community", is located on a former ranch and farm north of I-76 and east of WCR49 in southeastern Weld County near the towns of Hudson and Keenesburg. As proposed, the development will leave over 1400 acres of the site in agricultural uses. Last year, Pioneer Community got approval as a multi-use district and authority to create eight special taxing districts to finance water, sewer and infrastructure for the development. Developer, JF Companies, expects construction on the 100 year old ranch to begin in 2010.
