COUNTY AGAIN EXPANDS OPTIONS ON HOME SIZE LIMIT THRESHOLDS
Proposed limits on the size of new and expanding homes in Boulder County have been increased following a public hearing on July 10. The Board of County Commissioners BOCC) is now recommending home size limit thresholds of between 4500 and 5000 SF in the mountains and between 7000 and 7500 SF in the plains, up from 2600 and 4000 SF respectively. Along with the additional SF allowance the BOCC would require that 2500 SF of the homes be contained in basements and garages. This new proposal also leaves intact the proposed Transferable Development Right/Credit proposal that would allow larger homes to be built as long as the owner purchases development rights/credits that eliminate additional development elsewhere in the county. One of the critical issues facing county officials and property owners is how to value a development right/credit. Land use staff is seeking an outside consultant to assist is that determination. The Boulder County Planning Commission will review the new proposals on August 15 and the BOCC could consider them in September, but more likely October.
