WELD COUNTY PLANNING COMMISSION APPROVES HUGE SUBDIVISION
CARMA Colorado’s 5,000-home, 1,313-acre St. Vrain Lakes subdivision, one mile north of Firestone, won unanimous approval from the Weld County Planning Commission in February. The Board of Commissioners will consider the application on March 15. The plan includes 335 acres of parks and open space, two elementary schools and a middle school, two recreation centers, a vast network of pedestrian trails, 63 acres of commercial property, and a municipal center that could potentially house a fire station, a police substation, a public library and/or a YMCA. Although some commissioners said they had concerns about creating what amounts to a new city with 12,000 to 15,000 residents, they voted for it anyway. According to the Times-Call, Commissioner Michael Miller said “I think it would be more appropriate if it were annexed into Mead or Firestone or another municipality, from a services standpoint and from a utility standpoint.” A majority on the commission expressed concern over St. Vrain Lakes’ request for a minimum lot size of 3,300 square feet. According to MUD guidelines, every home should be built on a lot no smaller than 6,000 square feet. If approved, St. Vrain Lakes will buildout in 15 to 20 years. Though technically an unincorporated neighborhood in the MUD, it would be the fourth largest community in Weld County after Greeley, Evans and Windsor.
NCWCD PROPOSES 177,000 ACRE-FOOT RESERVOIR NORTH OF FT. COLLINS
The Northern Colorado Water Conservancy District (NCWCD) is proposing development of a 177,000 acre-foot reservoir about five miles north of Horsetooth Reservoir in Larimer County. Horsetooth is 152,000 acre-feet. One acre-foot of water, approximately 326,000 gallons, will supply water to two households for one year. The proposed Glade Reservoir would serve residents and businesses in Erie, Frederick, Firestone and Dacono. If approved, Glade Reservoir will inundate a three to four mile stretch of U.S. 287 north of Colo. 14, requiring relocation of that portion of the highway.
