COUNCIL APPROVES HARVEST JUNCTION RESIDENTIAL REZONING REQUEST
City Council approved a request by KB Homes to rezone a 106-acre property south of Ken Pratt and east of Main Street from low density residential to PUD. KB intends to create a subdivision with approximately single-family and “paired family” homes adjacent to the 104-acre office and large format retail anchored Harvest Junction development. Harvest Junction is wedged between the St. Vrain River on the north and Lefthand Creek on the south along both sides of the Ken Pratt Blvd. extension. The public hearing and Council approval of the ordinance to rezone the property and the concept plan occurred on September 27. KB Homes plans up to 450-units on the site, including 100 plus single family homes and an undetermined number of towmhomes and condominiums.
RETAIL ANALYSIS PROPOSAL APPROVED BY COUNCIL
City Council approved a proposal by a Denver-based Economic & Planning Systems (EPS), to analyze Longmont’s retail opportunities so the city can increase its retail sales revenues and attract more local and regional shoppers. According to the consultants, their company “has established a network of contacts with major retail tenants and retail developers active in the Colorado market … We will contact local and national representatives for the retail store chains …that fit the Longmont retail profile.” The study will include market analysis; a household survey and retail store inventory as well as analysis of Longmont’s retail sales data compared with that of other cities in the region. The project will be completed by December 31, 2005.
