CONSTRUCTION BEGINS ON SENIOR HOUSING AT ANTHEM COLORADO
Ground was broken on April 8 for a 1500-unit senior housing development as part of the 2700-acre Anthem Colorado at Broomfield south of Colo. 7 at I-25. The senior housing will combine with 1600 unrestricted units near Erie Airport. Commercial development is also planned but will take at least 10 years to complete while the housing components will be built out in eight years or less. According to the developer, the targeted buyer is 62 years of age. Pre-sales of the units are planned for this summer. Broomfield is forecast to double it senior population over the next twenty years and reflects the fact that baby boomers begin turning senior in two years.
BROOMFIELD TO REVIEW TOD PROJECT AT WADSWORTH AND U.S. 36
A $350 million transit oriented development (TOD) is being proposed on 206 acres south of U.S. 36, on the east side of Wadsworth Parkway in Broomfield. The plan calls for development of 1200 condominiums and apartments and 600,000 to 800,000 square feet of retail space. The project, known as Arista will be built over five years by developer Tim Weins and Lowe Enterprises. It took nearly five years for property owners to create a viable plan that meets the potential of the site. Arista will be across Wadsworth from the rapid transit bus facility and ¼ mile from the commuter rail facility being built as part of RTD’s FasTracks. Arista is the first truly TOD project being built in Broomfield. Condominiums are expected to sell in the low-to-mid $200,000 and the apartments should rent for $1 to $1.20 per square foot. Arista will serve as the southern gateway to Broomfield.
