DELAYED, SLOW-MOVING LAMBERTSON FARMS PROJECT SEEKING GO AHEAD
Engle Homes will soon submit formal plans for a 245-acre site east of Legacy High School know as the Lambertson Farms project. The proposed development includes up to 550-homes, two shopping centers anchored with grocers and dedicated open space equaling nearly ¼ of the site’s acreage. The first phase of proposed housing includes 86 single-family homes, 137 townhomes, and 140 condos configured in five-plexes. The developer is expected to submit plans for the townhomes and single-family homes in the fall with price ranges between $175,000 and $375,000. The five-plexes are a year or two in the future. The project is moving slowly, however. An earlier concept approval for the development occurred in September 2003 and allotted building permits have not been used. If site plans are approved by City Council this fall, construction could begin in the summer 2006.
EVENTS CENTER HEADING FOR FINAL APPROVAL WITH INCENTIVES
A proposal to build a $45 million, 6000-seat arena in Broomfield to host concerts, athletic events and more gained approval from the Broomfield Planning Commission on July 11. The events center is part of the Arista mixed-use development south of U.S. 36 and Wadsworth Boulevard. The Commission sent the proposal to City council recommending conditions that require developers to devise a traffic management plan for southbound traffic along the U. S. 36 frontage road, a signage plan, and directed city staff to clarify open space requirements. Officials believe the events center will boost the community’s entertainment options and the local economy. The center was introduced at a concept review in May 2005 and has already cleared one City Council vote that included the $91 million incentive package that will provide roadways, some utilities, and partial funding to construct the facility. Another, possibly final, council vote is scheduled on August 9. 2005. Naming rights for the center will be sold to a corporate sponsor.
