NEW ONLINE APPLICATIONS AID HOMEOWNERS AND REALTORS®
Planning & Development Services has added these new online applications for customers:
· The Construction Permit Status Report enables customers to get information about their permit application such as the status of the permit and fees (paid and due) and the inspections that are required, scheduled and/or completed.
· eMapLink presents the same property mapping information that customers currently receive when they visit the P&DS Center, including the ability to create custom maps of a property’s zoning, land use, floodplain, aerial photo and other development-related mapping information.
· The Property Report provides the same property information that customers currently receive when they visit the P&DS Center, including the property’s zoning, land use, floodplain and other development-related information. This application helps customers research property information and fill out a permit application.
· Downloadable Mapping Data is available for users to access zoning, street, land use and other types of information to use with Geographic Information Systems (GIS) software.
· The Code Enforcement Report Form provides a centralized location for reporting potential code violations, directing concerns to the enforcement officers, and prompting customers to provide information so officers can follow up on complaints.

MEETINGS SCHEDULED TO FOCUS ON TRANSIT VILLAGE AREA PLAN
Watch for these upcoming public meetings about the Transit Village Area Plan and visit www.bouldertransitvillage.net for more information:
· Wednesday, Aug. 31, 6:30 to 8:30 p.m., place TBD There will be a bus tour of the Transit Village Area and a presentation about regional demographic and economic trends.
· Wednesday., Sept. 7, 6 to 9 p.m., place TBD Community Visioning Meeting
· Saturday, Sept. 17, 8:30 a.m. to 12:30 p.m., place TBD Community Workshop

CODE SIMPLIFICATION PROJECT SCHEDULED FOR COMPLETION BY YEAR’S END
The Land Use code Simplification Project is moving toward final adoption, expected by the end of 2005. A final draft of the code changes will be available for public review in late August 2005. A public hearing is scheduled before the City Planning Board in October with final action by City Council anticipated in November and December. The project is updating Boulder’s land use regulations to make them easier to understand, use and administer. Changes are designed to make the code flexible and adaptable to changing community conditions. Proposed code changes:
· Improve organization and clarity of the code so requirements can be more quickly and consistently identified and understood.
· Improve integration of code requirements so they work together and allow simplification of requirements where possible.
· Improve the review processes specified in the code to ensure that projects can be reviewed more efficiently.
· Update and streamline the zone districts by eliminating existing zones where possible, creating new zones where necessary, and updating the uses allowed in each zone.
· Modernize the development standards (lot size requirements, building setbacks, parking and others) so the code more effectively implements current community objectives.
· Create solutions to the problem of old Planned Unit Developments that have unclear standards or don’t adequately allow for change on individual lots.
· Reduce the large number of non-conforming uses and non-standard buildings and lots through regulatory changes that match zoning requirements to the existing and desired character of an area.
